The Frederick House Hotel offers a lovely combination of a handsome Georgian façade and a cosy, homely interior. It’s a very affordable property, yet being housed in such a traditional building it is able to offer good-sized rooms with high ceilings. Many guests appreciate being able to cross the road first thing each morning to enjoy a hearty Scottish breakfast in the very chic Rick’s Restaurant.

Central location a few steps from Princes Street.
Bright, good-sized rooms.
Superb breakfast in boutique property opposite.
Ground floor has free Wifi access.

more comfortable than we had expected.... Rooms are adquate for the price... Room was a little tired looking but no complaints... It was clean, comfortable... shame about the outlook from room at rear of the building ... Bedrooms were absolutely fine.... Cleanliness was 4-5 because the net curtains on the windows were in need of wash.... Lovely comfortable room... Room a bit small ... hotel was comfy and clean.... personal example bathroom,... bedspread torn,... wallpaper worn around lightswitch.... Nice big room... decent shower over the bath.... very thin old towels that were stained....

the facilities were great. ... seemed to trouble one or two of the other guests.However, we loved it and would definitely visit again.... The very passable breakfast is taken over the road... no restaurant or bar in the hotel.... Ritz restaurant is great which is just opposite and the hotel have arrangements with them for breakfast.... I have marked down the facilities as there's nowhere to convene downstairs. ... no real facilities ... facilities were a little basic but that wasn't a problem as we really only went back to sleep.... Hotel does not serve breakfast... car-parking is a good 15 minutes walk away.... Ricks cafe for breakfast leaves a bit to be desired... Breakfast is in a restaurant/bar across the road and was good.... does miss bar/restaurant facilities.... I know when you book you are told that, but it's not until you get to the hotel you accually miss them.... simple hotel... few in-hotel facilities....

General Hotel Information

The Frederick House Hotel is a handsome townhouse property situated amid the Georgian splendour of Edinburgh’s New Town. Spacious, with high ceilings, the 44 guestrooms are appointed in a homely, traditional style, with attractively patterned wallpaper and bedding. All are non-smoking and all but one have en suite bathrooms with bath/shower combos. The hotel does not have its own dining room, but a hearty Scottish breakfast is served at Rick’s Restaurant, in the boutique hotel just across the road. The nearest car park to this hotel is the NCP on James Street, costing roughly £10 for 24 hours (at July 2008).

Right in the heart of Princess Street area. Hotel was much better and more comfortable than we had expected. Although breakfast is served over the road at Ric's, it is first class with every meal being cooked fresh.

Great budget hotel in a very central location for shopping. Princes street only minutes away on foot. Only negative comment I can make is that breakfast is way too early, only until 9.30am and its in a cafe accross the road. Rooms are adquate for the price..

Our stay was only a short one this time, but we were so empressed with the hotel, the friendly and helpful staff that we have decided to make another trip to edinburgh later in the year and will certainly use Frederick House Hotel again

Top Tip

The shops and resturants are all within easy reach and there is cetainly plenty to see espcially the castle.

I would definately recommend this hotel for anyone visiting Edinburgh. It's in a really great location and great value, compared to other hotels in the city. It was clean, comfortable,and the facilities were great.

Top Tip

Camera Obscura on the Royal Mile is a great attraction. Ive never been to anything like it and it's well worth the trip. Also if it's a nice day I'd recommend climbing King Arthur's Seat, the views from the top are fabulous.

good choice of local restaurants,both large chains and small independants royal yacht well worth a visit and also museum on the mound where else can you see £1.000.000 in cash.

It would be easy to criticise this hotel – don’t come here if you are expecting to be indulged or pampered. The décor is quite challenging to the eye in places, and the rooms have a ‘lived in’ feel about them. The very passable breakfast is taken over the road which seemed to trouble one or two of the other guests. However, we loved it and would definitely visit again. The staff are very accommodating, yet laid back. This hotel is well placed and good value if you just want somewhere decent to crash after a hard day sight seeing and or shopping.

Location, location, location - this is the best thing about this hotel as it is right in the heart of the city. There is no restaurant or bar in the hotel. However, the Ritz restaurant is great which is just opposite and the hotel have arrangements with them for breakfast.

lots of restaurants and bars near as the hotel is very central. Shops, castle, etc. are all within walking distance.

Lovely Hotel, great location, friendly & helpful staff, would stay there again with no hesitation.

Top Tip

Cafe Rouge directly across from the hotel - superb. Castle very close by and Dynamic Earth well worth the visit - also would recommed one of the tour buses round the city centre to help get your bearings!!
